For property managers
AI property management starts with the work that costs you most
Work orders pile up, turns run long, vendor invoices go unchecked, and staff answer the same questions all day. We use your portfolio data to identify where AI could save time or protect margin, then deliver a ranked, priced roadmap in two weeks.
The work
Five places property managers lose time and margin
Work-order triage
Maintenance requests arrive through phone calls, texts, emails, and portals. Staff spend hours deciding what is urgent, who owns it, and what should happen next.
Turn coordination
Every additional day between move-out and rent-ready delays revenue. Inspections, approvals, repairs, cleaning, and leasing stall when the handoffs are not visible.
Vendor invoice review
Invoices get approved without every charge being matched to the work order, authorized scope, and agreed pricing because the review is too manual.
Resident communication
The same questions about maintenance status, access, rent, and policies consume staff time across phone, email, and text.
Owner reporting
Maintenance, leasing, and financial information gets pulled from multiple systems and rebuilt into a monthly report by hand.
The audit uses your unit count, rents, work-order volume, turn times, and staff costs to estimate the impact of each gap, rank them, and identify the first one worth fixing.
Proof, with an honest boundary
Our published results come from a roofing and restoration company we consult for. Across more than 50 jobs, an average of $5,200 in completed work per job had not reached the bill. That is not a property management benchmark. The audit calculates your opportunity from your own data before we recommend a tool or build.
What we configure or build
Inside your stack.
Work-order triage
Requests from connected channels are categorized and routed using defined urgency rules. Emergency classifications, resident communications, and spending decisions remain within human approval controls.
Turn coordination
A shared workflow moves each unit from inspection to rent-ready, alerts the next responsible person when prerequisite work is complete, and surfaces stalled tasks.
Vendor invoice review
Invoices are matched to the related work order, approved scope, and spending limits, with exceptions routed to a person for review.
Owner reporting
Information from the property management, accounting, maintenance, and leasing systems you already use is assembled into the required reporting format.
The audit determines whether each opportunity should be handled by configuring your current platform, connecting existing tools, buying a specialized product, changing the process, or building something custom.
FAQ
Straight answers.
We use AppFolio, Yardi, Rent Manager, or Propertyware. Does this replace it?
No. Your property management platform remains the system of record. We first determine what it already supports, then identify where configuration, integration, process changes, or an additional tool may be justified.
Is resident data safe?
Before anything connects, we document what each system may access, what remains off-limits, who can approve actions, and what spending limits apply. Financial decisions, emergency classifications, and resident-impacting actions remain subject to defined human-review rules.
How small is too small?
There is no fixed minimum. For smaller portfolios, the highest-return recommendation may be a process change or better use of existing software rather than a custom build. The audit says so when that is the answer.
